Mario Rosado Architecture is proud to have partnered with Cheetah Gym Andersonville on a major facility expansion that turned an underutilized, abandoned storage space into a vibrant extension of one of Chicago’s most energetic fitness communities. The project added meaningful square footage right where it was needed most — without relocating, disrupting operations, or compromising the gym’s momentum.
The scope included a fully built-out dynamic gym floor, a new manager’s office, and an outdoor workout area that takes full advantage of Andersonville’s walkable, community-oriented streetscape. Projects like this — converting raw or previously abandoned space in an existing commercial building — require careful navigation of Chicago zoning codes and building permit requirements. That’s exactly where a small, dedicated firm has the edge: we stay in the weeds so our clients don’t have to.
Project highlights:
- Adaptive Reuse: Abandoned storage space fully converted to active gym use.
- New Gym Floor: Expanded dynamic training space integrated with the existing facility.
- Manager’s Office: Dedicated administrative space added as part of the build-out.
- Outdoor Workout Area: New exterior training zone designed for Chicago’s active fitness culture.
- Zoning & Code Navigation: Full permitting and change-of-use compliance handled in-house.
- Location: Andersonville, Chicago, IL
